Primary Residence
The home must be your primary residence where you live for the majority of the year. Vacation homes and investment properties do not qualify.
Property Type
Eligible property types include single-family homes, 2-4 unit properties (if you occupy one unit), FHA-approved condos, and manufactured homes meeting FHA requirements.
Financial Assessment
You must demonstrate the ability to pay property taxes, homeowners insurance, and maintain the property. No minimum credit score is required.
HUD Counseling
All borrowers must complete a counseling session with a HUD-approved agency to ensure you understand the product before proceeding.
Benefits of an Arizona Reverse Mortgage
Discover how a reverse mortgage can provide financial freedom and peace of mind for Arizona seniors.
No Monthly Mortgage Payments
Unlike traditional mortgages, a reverse mortgage doesn't require monthly payments. The loan is repaid when you sell the home, move out, or pass away.
Stay in Your Home
You retain ownership of your home and can continue living there for as long as you meet the loan obligations. It's your home, and it stays your home.
Tax-Free Proceeds*
The money you receive from a reverse mortgage is generally not considered taxable income. Consult your tax advisor for details specific to your situation.
Flexible Payout Options
Receive funds as a lump sum, monthly payments, a line of credit, or any combination. Choose the option that best fits your financial needs.
Non-Recourse Loan
You or your heirs will never owe more than the home is worth. The FHA insurance protects you from owing more than your home's value at repayment.
Supplement Retirement Income
Use the proceeds for anything: healthcare expenses, home improvements, paying off debt, daily living expenses, or simply enjoying retirement more fully.
Common Reverse Mortgage Misconceptions
“The bank owns my home”
Reality: You retain full ownership and title to your home. The reverse mortgage is simply a loan secured by your home, just like any other mortgage.
“My heirs will be stuck with debt”
Reality: Reverse mortgages are non-recourse loans. Your heirs will never owe more than the home is worth. They can pay off the loan to keep the home, or sell it and keep any remaining equity.
“I could be forced out of my home”
Reality: As long as you maintain the property, pay property taxes and homeowners insurance, and live in the home as your primary residence, you can stay as long as you wish.
